Connecting to Airbnb

Minimum Requirements & Sync options

Minimum Requirements

  • Property name: Minimum 8 characters.

  • License number: Must be filled if the property is located in certain locations, for example France or on a French-administered territory, but you may be asked to fill it in for other locations too. Please, refer to your local law. Must be added manually.

  • Address: Country and Post code are provided

  • Geo-coordinates: Are provided

  • Location: Property must not be located in certain locations. For a current list of restricted locations, please, refer to Airbnb

  • Amenities: At least 5 amenities are selected

  • Description: Min 50 characters

  • Photos:

    • Min 10 photos

    • Min size is width: 800 px & height: 500 px

  • Prices and availability: Are provided for some seasons

  • Number of beds: Matches the Maximum number of guests

  • Listing’s Title: Max 50 characters, avoid emojis and caps lock

Channel’s Limitations

Thoroughly review and understand the channel's limitations to ensure smooth operation:

  • Be aware that current reservations (staying guests) made prior to the migration will not support the synchronization of guest messages. You will need to reply on the channel

  • It is not possible to connect co-host accounts, the original account only can be connected.

Synchronization with Channel

Basic info

Property name, Property type, Maximum number of guests, Floor number, Property size, Address, Geo-coordinates, Licence number, Points of interest

Amenities

Amenities, Number of bedrooms, Number of bathrooms, Number of toilets, Kitchen, Bed types, Bedding composition, Amenities distribution across rooms

Description

Arrival information, Arrival instructions, Pick-up service, Normal check-in and check-out times, Late check-in and early check-out fees

💡 Please Note!

Airbnb has recently implemented a policy to prevent any attempts to bypass or circumvent their enforcement measures. Their Circumvention Policy prohibits users from creating duplicate accounts or listings to avoid penalties like listing suspensions or account removals. This means users cannot set up new accounts or listings to circumvent actions taken against their original account or listing, such as being suspended or receiving negative reviews.

Add a Listing from Boom to Airbnb

To add a new listing to Airbnb that isn't already there, follow the below steps. First, ensure your listing is created in Boom. If it hasn't been made yet, create the listing and publish and connect it to the channel manager. Please note that a minimum of 10 pictures is required for the listing to be published.

⚠️ To publish your listing on Airbnb, it MUST be in “Listed” status.

Publish & Connect your listing to the Channel Manager

If you've already completed this step, you can proceed to distributing your listing to the channel.

Once your listings is created:

  1. Open Boom and navigate to Marketing ⏵ Channels and then to the Listings tab

  2. Using the search bar, locate the desired listing

  3. Click on "Publish" . This will add the listing to the Channel Manager and connect it with the Boom listing

Distribute the listing to Airbnb

Once your listing exists in Boom and connected with Boom's channel manager, proceed with the following instructions:

  1. Open Boom and navigate to Marketing ⏵ Channels and then to the channels tab

  2. Select Airbnb from the list of channels

  3. Identify the Airbnb account in which you wish to push the listing too (Look at the account ID) and expand it

  4. Click on “Add Property”

  5. Select “No” when asked if the property is published in Airbnb

  6. Select the listing you’d like to push to Airbnb and click on “Save & Exit”

  7. Add a mark up if required and click on “Create New Listing”

  8. Allow 15 min to sync the property

  9. Check for any errors:

    1. Open the "Channels" page in Boom

    2. Click on the "Channels" tab and select Airbnb.

      If there is an error, it will appear as follows:

    3. Click on "CONTENT ACTION REQUIRED" to reveal the reason for the error.

    4. Fix the error and click on "Retry all."


Map an existing listing from Airbnb to Boom

⚠️ PLEASE NOTE!

It's essential to create your listing directly within Boom instead of through the channel to guarantee all data is correctly established. If you initially make the listing via the channel, you'll need to subsequently upload all property photos and adjust additional elements in Boom after synchronization.

  1. From the main menu, open Marketing ⏵ Channels and navigate to "Channels" tab

  2. Select Airbnb from the list

  3. Select "Synchronize your first Airbnb account" or "Connect Another Account".

  4. When asked if the property is published on Airbnb, click "Yes".

    1. If the listing exist in Boom: The system will try to identify and match it automatically if the name appears identical. You can also match the listing manually using the listing's title in Boom or the PMSID.

    2. If the listing does not exist in Boom: first create it (Learn here how)

  5. Define the sync type with Airbnb, choose “Full sync” (select “Limited” if your listing is part of Airbnb Luxury or if you want only the calendar and rates to be synced)

  6. Set a markup from this section (Optional)

  7. Click on “Link & Connect” to complete the process. It should take around 1 to 15 min to sync with channel and fully connect.

  8. Import future bookings: Position the cursor over the three dots next to the Airbnb account ID and choose "Import Airbnb bookings.” (May take around 30 min to complete, depending on the number of reservations/listings)

  9. (If applicable) Add License info when connection is completed. (Learn here how)
    License info, including Business Tax ID and TOT (Tourist Tax ID), needs to be inputted manually, as this data does not sync automatically.

  10. Check for any errors:

    1. Open the "Channels" page in Boom

    2. Click on the "Channels" tab and select Airbnb.

      If there is an error, it will appear as follows:

    3. Click on "CONTENT ACTION REQUIRED" to reveal the reason for the error.

    4. Fix the error and click on "Retry all."


Modify listing's settings

  1. In Boom: Open the Channels page, navigate to the Channels tab and select Airbnb

  2. Select the relevant Airbnb account (identified by the account ID)

  3. Click on “manage” next to the listing you’d like to modify.

  4. You can modify the following:

    1. Synchronisation model

    2. Airbnb Cancellation Policy

    3. Number of people in price

    4. Minimal price per night

    5. Additional Amount per day

    Any changes you will make here will override the systems settings.

  5. Click on “Save changes” at the end.

Bulk Edit

You can edit listings in bulk. This setting will apply to all the listings in Airbnb.

  1. In Boom: Open the Channels page, navigate to the Channels tab and select Airbnb

  2. Click on the “Bulk Actions” button

  3. Edit options are available for the following (select one):

    1. Connect all disconnected properties

    2. Unlist all listings

    3. Update price markup for all properties

  4. Click on the green button to approve.


Troubleshooting

Error

How to Fix

Airbnb Tax related

This error indicates that your listing lacks the necessary tax IDs: Business Tax ID, and TOT (Tourist Tax ID), as mandated by Airbnb.. These details do not sync automatically and must be updated manually.

  1. Open the listing in Boom

  2. Navigate to Channel Manager ⏵ Finance

  3. Update each license item in the fields (figures a & b)

  4. Click on “Save”

  5. Go back to Channels ⏵ Airbnb

  6. Locate the listing and click on "Content Action Required"

  7. Click on "Retry All"

Listing's Title Related:

  • Name contains unallowed repeated symbols

  • All caps isn't allowed in listing titles.

  1. Open the listing in Boom

  2. Navigate to Channel Manager ⏵ General

  3. Remove caps lock from the title

  4. Click on “Save”

  5. Go back to Channels ⏵ Airbnb

  6. Locate the listing and click on "Content Action Required"

  7. Click on "Retry All"

Property is not active

  1. Open the listing in Boom

  2. From the top, switch on the Active toggle

  3. Go back to Channels ⏵ Airbnb

  4. Locate the listing and click on "Content Action Required"

  5. Click on "Retry All"
