Create & Edit Listings

Learn how to create new listings, modify your existing ones, and adjust their Active/Listed statuses.

This document covers the following topics:

  • Creating a new listing

  • Editing your existing listings

  • Changing the listing status from Active to Disabled and from Listed to Unlisted.

New Listings Creation

Single-unit Property

  1. Open Boom, and click on the + button located at the top right

  2. Click New Listing

  3. Fill in the popup form with the property information:

    1. Choose Regular in the listing type

    2. Give your listing a nickname (for internal identification)

    3. Add your listing's title (minimum 20 characters)

    4. enter the full address

    5. Add a description (minimum 50 characters)

    6. Indicate the number of bedrooms and bathrooms

    7. Select the property type in "OTA Type" field

    8. Enter the maximum number of guests the property can host

    9. Optional: If you have set up the homeowner in Boom, select them in the "Main Investor" field

    10. In the "Listing Stage" field, select Regular if the listing is ready for use. If it's intended for long-term stays or is still being set up, choose the corresponding options instead.

  4. Click Save

  5. Proceed with editing your listing and finalize your listing.

  6. Change the listing status to "Listed."
    Outlined in the "Change the Listing Status" section in this document

⚠️ Be aware that although your listing is now in "Active" status, it isn't live until you update its status to "Listed."

Multi-unit Structure

⚠️ Before creating a multi-unit structure, ensure you have created all of the listings (units) that will be included in the multi-unit as you will need to select them through this process. You can also create the listings after creating the multi-unit and then add them by editing your multi-unit listing.

  1. Open Boom, and click on the + button located at the top right

  2. Choose "New Listing"

  3. Fill in the popup form with the property information:

    1. Choose "multi-unit" in the listing type

    2. Give your listing a nickname (for internal identification)

    3. Add your listing's title (minimum 20 characters)

    4. enter the full address

    5. Add a description (minimum 50 characters)

    6. Select the listings you would like to include in the "Select Listings" field

    7. Indicate the number of bedrooms and bathrooms

    8. Select the property type in "OTA Type" field

    9. Enter the maximum number of guests the property can host

    10. Optional: If you have set up the homeowner in Boom, select them in the "Main Investor" field

    11. In the "Listing Stage" field, select 'Regular' if the listing is ready for use. If it's intended for long-term stays or is still being set up, choose the corresponding options instead.

  4. Click Save

  5. Proceed with editing your listing to finalize your listing.

  6. Change the listing status to "Listed."

Edit Your Listing

Editing a listing occurs within the Channel Manager section of the listing.

We will provide an overview of the different sections and their options:

  • General

  • Property Photos (located in Marketing section)

  • Amenities

  • Finance

  • Pricing

To access the Channel Manager section of the listing:

  1. In Boom click on the Main Menu in the top left-hand corner, then click Marketing, then Channels. Once in Channels click on the Listings tab

  2. Locate your listing using its address in the search bar and click on it's nickname

    This action will navigate to the listing within the channel manager section, with the General section opening by default.

General

The General tab houses all the basic information about the listing, including location, structure, and descriptive details.

  1. Location details: Add or adjust the fields as needed

  2. Listing Details: Define your listing structure, check-in/out times, guest capacity, and listing's description

    Description Items in this section include:

    • Summary - Listing's summary must contain at least 50 characters. This is the only required description item, the rest are optional.

    • Space - Describe what is available for the guest

    • Access - Describe how guests can access the property (Door code / Key and how it is being obtained on check-in)

    • Notes - Add additional info you would like guests to know

    • House rules - Add your house rules

    • Interaction - Describe how guests can interact with you

    • Neighborhood - Describe the neighborhood and restrictions that apply

    • Transit - Describe ways to get to the property and any other attractions nearby

  3. Bedrooms: Specify the type of bed and the quantity for each bedroom.


    To add a bed in a bedroom:

    1. Click + Add Bed button

    2. Select the bed type

    3. Enter the quantity

      You can add more bedrooms by clicking +Add Bedroom , found at the bottom.

  4. Shared space: Identify a common area that includes extra sleeping arrangements, like a sofa bed.

    To add a shared space:

    1. Click + Add Room button , and select the room type

    2. Click + Add Bed button , select the bed type and enter the quantity

  5. Click Save to apply your changes (located at the top)

Property Photos

Uploading property photos is done through the Marketing section

  1. In Boom click on the Main Menu in the top left-hand corner, then click Marketing, then Channels. Once in Channels click on the Listings tab

  2. Locate your listing using its address in the search bar and click on it's nickname

    This action will navigate to the listing within the channel manager section, with the General section opening by default.

  3. Click on the Marketing section from the left side and click Images

  4. Click the upload button

  5. Upload the property photos

  6. Click Save.
    A confirmation will pop up to indicate the action was successfully completed.

  • The first image will be used as the Main image

  • All pictures must be in high quality and in minimum resolution of 1024x768

To arrange your photos in a specific order, simply drag and drop them into your preferred sequence.

Amenities

The Amenities tab allows you to add any relevant features your property offers by selecting them from a provided list.

  1. Select all the features your property possesses by ticking them off in the list.

  2. Use the search bar to quickly find any amenity

  3. Once done, click Save

    1. Please note, not every amenity listed in Boom will update each channel. All channels have different mapping for amenities and it's best to always check your channel listings to ensure accuracy.

Finance

The Finance tab allows you to configure the deposit amount for listings, fees for cleaning and additional guests, tax information related to Airbnb, and the cancellation policy.

To set a deposit:

  1. Choose the type of deposit for your property. You typically have two options:

    • No deposit at all.

    • Flat amount per stay for a fixed amount that all guests must pay, regardless of the length of stay or the number of guests.

  2. If you selected a Flat Rate Amount, enter the amount you prefer to charge. Otherwise, you can skip this step, if no deposit will be collected from your guests.

  3. Click Save to apply your changes.

To add a cancelation policy:

  1. Click + Add Policy

  2. Specify the range of days (respective to check-in) in which the policy will be in effect and the percentage to be charged.

    • Days from - Specify the minimum number of days before check-in for the cancellation policy to be applicable. The value should be lower than "Days to"

    • Days to - Specify the maximum number of days before check-in for the cancellation policy to be applicable.

    • Charge (%) - Specify the percentage amount charged for cancellations within the timeframe.


      In the example below:

      If guest cancels between 14 days to a week before check-in they will be charged 50% ; If guests cancels a week before the check-in date they will be charged 100%.

  3. Click Save to apply your changes

Pricing

The Pricing tab enables you to apply weekly or monthly discounts to your listing, incorporate advanced notice requirements, set preparation times, define booking windows, and establish minimum and maximum night stays.

Any changes made in this section will be automatically saved.

  • Weekly Discount (%) - Applies on reservations that are 7 days long

  • Monthly Discount (%) - Applies on reservations that are 30 days long

  • Advanced Notice (days) - Indicate the number of days prior to the check-in date that guests are allowed to book this listing. For instance, to prevent same-day bookings, you can achieve this by entering 24 in this field.

  • Preparation Time (days) - If you require time to ready the property following each checkout and before the next check-in, specify the needed preparation time in days. This will automatically block the period after each checkout, ensuring your team has adequate time to prepare the property for the incoming guest.

  • Booking Window (days) - Specify the number of days you want the property's calendar to stay open in advance. For example, to keep the calendar open for 1 year ahead, enter 365.

  • Min night - Sets the min duration of a guest's stay. Determine the minimum number of nights a guest must book the property for. To prevent one-night stays, input 2 in the Min field.

  • Max nights - Sets the max duration of a guest's stay. Determine the maximum number of nights a guest can book the property for.

The calendar feature lets you adjust pricing for specific dates by clicking on a date and modifying its values. You can choose a range of dates to apply these changes or block certain dates from being booked.

Set an Advanced Notice

Setting an advance notice can prevent guests from making same-day bookings.

  1. Open the desired listings

  2. Navigate to Channel Manager, then select Pricing.

  3. In the Advanced Notice field, enter the number of days in advance that a guest is required to book. The default is set to 0, which allows for same-day bookings.

    For example, if you set the advanced notice to 1 day, guests will be unable to book on the same day.

Changes will be saved automatically, and the booking calendar will be updated to reflect the advanced notice period.

If you wish to remove the advanced notice, set it back to 0 days.


Change the Listing Status

Upon creating a new listing, it will be marked as "Active" in the system but will initially be set to "Unlisted" status. This gives you the opportunity to fine-tune and make adjustments to your listing before you decide to make it live.

To change a listing status to "Listed", open the desired listing and switch on the Listed toggle

To deactivate your listing, switch off the Active toggle. This action will remove it from the listing page, and it will then appear in the disabled section of the listings page.


Make Your Property Available in Sales Channels

To make your property available in sales channels like Airbnb, Booking.com, etc., you must first publish it to the Channel Manager.

⚠️ Your listing must be fully completed with all required data before it can be published to the Channel Manager.

Follow these steps:

  1. From the main menu, go to Marketing ⏵ Channels ⏵ Listings (this is the default section).

  2. Locate the desired listing (you can use the search bar for quicker access).

  3. If the listing is ready, you’ll see a green “Publish” button — click it.

  4. Once published, your listing will have a PMS ID. Both the Channel listing and Boom listing will display a green checkmark.

  5. You can now add the property to the sales channel:

    1. As a new listing, or

    2. Map it to an existing channel listing

  6. If the listing isn’t ready to publish, open it, complete all required fields, and return to step 1.
