Channel Manager Connection Process Outline

Welcome Abroad!

This document outlines the stages of onboarding your properties with Boom’s Property Management System and consists of 2 major stages:

  1. Migration to Boom’s Channel Manager

    1. Connecting and importing your Airbnb listings

    2. Connecting and importing your Booking.com listings

    3. Connecting your VRBO account

    4. Connect niche channels (Expedia, etc.)

  2. Training on Boom’s Channel Manager features and working with the system


Process Overview

The process of connecting to Boom's PMS begins with importing your listings from Airbnb and linking your Airbnb account to Boom. Next, we proceed to establish connections with Booking.com, VRBO and niche channels.

Please take the time to understand the specific limitations detailed below for each channel.

Boom's team will oversee all processes; nonetheless, your immediate attention is essential for verifying access via emails from Airbnb and Booking.com.

Airbnb

This process involves:

  1. Disconnecting your listings from your current Property Management System (PMS) and connecting to Boom using Quick Connect.

  2. Importing your listings, connecting Airbnb to Boom, and mapping your listings.

  3. Import Airbnb reservations.

Minimum Requirements

  • Property name: Minimum 8 characters.

  • License number: Must be filled if the property is located in certain locations, for example France or on a French-administered territory, but you may be asked to fill it in for other locations too. Please, refer to your local law. Must be added manually.

  • Address: Country and Post code are provided

  • Geo-coordinates: Are provided

  • Location: Property must not be located in certain locations. For a current list of restricted locations, please, refer to Airbnb

  • Amenities: At least 5 amenities are selected

  • Description: Min 50 characters

  • Photos:

    • Min 7 photos

    • Min size is width: 800 px & height: 500 px

  • Prices and availability: Are provided for some seasons

  • Number of beds: Matches the Maximum number of guests

  • Listing’s Title: Max 50 characters, avoid emojis and caps lock

Channel’s Limitations

Thoroughly review and understand the channel's limitations to ensure smooth operation:

  • Be aware that current reservations (staying guests) made prior to the migration will not support the synchronization of guest messages. You will need to reply on the channel

  • It is not possible to connect co-host accounts, the original account only can be connected.

Synchronization with Channel

Property name, Property type, Maximum number of guests, Floor number, Property size, Address, Geo-coordinates, Licence number, Points of interest

Amenities

Amenities, Number of bedrooms, Number of bathrooms, Number of toilets, Kitchen, Bed types, Bedding composition, Amenities distribution across rooms

Description

Check-in and check-out

Arrival information, Arrival instructions, Pick-up service, Normal check-in and check-out times, Late check-in and early check-out fees

Price and availability

Standard number of guests, Preparation Time Before Arrival, Tax, Fee, Down payment, Security deposit, Currency, LOS pricing, FSP pricing, Daily price, Extra guest price, Weekend pricing, Occupancy pricing, Discounts, Calendar, Changeover restrictions

Payments

Payment methods, Cancellation Policy, Terms and Conditions

Special offers are done in Airbnb extranet only (this is an Airbnb feature where you can provide discounts directly to a specific guest)

Booking.com (BDC)

Existing listings on the channel will be added one by one through Boom’s system by mapping them and subsequently importing the bookings.

This process involves:

  1. Disconnecting your current connectivity provider (PMS) for each listing (will be done in bulk), and then connecting to Boom using Quick Connect LOS.

  2. Mapping your listings with Boom, carried out individually for each listing using the Hotel ID.

  3. Import BDC reservations.

Minimum Requirements

  • Property name: Must contain at least 1 lower case letter and should not have any special characters

  • Property type: Is selected

  • Max number of guests: Is provided

  • Address: Post code and Country and Location (Geo-coordinates) need to be complete

  • License number: Must be filled if the property is located in certain locations, for example France or on a French-administered territory, but you may be asked to fill it in for other locations, too. Please, refer to your local law

  • Amenities: Each property has Kitchen selected, unless property type in Rentals United is Vacation home

  • Description: Is provided

  • Photos:

    • At least 10 photos are uploaded

    • Main picture is selected

    • Min width: 1024 px; mini height: 683 px),

  • Bedding composition: The number of beds equals the value set in Maximum number of guests

  • Prices and availability: Are set within the next 365 days

  • Arrival information: Is provided

  • Cancellation Policy: Is selected

  • Payment methods: Is provided

  • Company profile: The mobile number must be filled in.

Channel’s Limitations

  • Fees are non taxable by default in Booking.com, please contact BDC support for assistance.

  • Past reservations (prior to connection) cannot be imported. You will need to keep track of modifications and cancellations for them in BDC ExtraNet.

  • Depending on your location, BDC may require to update your listings with its license number, otherwise you may encounter an error message.

How to update your listing's license number

  1. Log-in to Boom and open the listings page (default page)

  2. Click on “Manage” next to the desired listing

  3. Navigate to “Channel Manager” section and then to “General”

  4. Under the Nickname you will find the license number field, enter the license.

  5. Hit “Save”

BDC auto-makes a description based on location and amenities, free text description is not supported

💡 Tips

  • Connection to BDC happens on a property per property level (instead of account level) it is therefore possible to connect properties from multiple BDC accounts to one user account

  • BDC has a list of supported cancellation policies, when pushing a new property or re-pushing property content the system automatically chooses the best match.
